How it works

  1. 1

    Send us your long-term homes

An XML feed, a CRM export or a simple list. Whatever is easiest for you.

  2. 2

    We match and check tenants

ID, income, references and a renter profile, before anyone asks for a viewing.

  3. 3

    You show the home

We set up the viewing with you and can come along to help with the language.

  4. 4

You sign, we share the fee

You prepare the contract with the owner. The owner's fee is split as agreed in writing.

Why agencies work with us

Tenants who stay

People who move here to live and work, not for a season. Fewer changeovers for your owners.

Less back and forth

We answer the questions in English, Spanish or Russian and only send people who fit the home and the budget.

Files ready to sign

Each tenant comes with a one-page profile and the documents owners ask for, also for newcomers without Spanish payslips.

A clear agreement

A written collaboration agreement (acuerdo de colaboración) with the fee split and who does what.

The Honest Let

The standard we ask partners to keep

We only send tenants to homes that meet The Honest Let. It protects your reputation as much as ours.

Read The Honest Let
  1. 01

A real home lease (vivienda habitual) of 12 months or more. Seasonal contracts only for real seasonal stays, clearly labelled.

  2. 02

Never more than 4 months' money at signing.

  3. 03

No agency fee charged to the tenant. The owner pays, as the law says.

  4. 04

A checked owner and one home at one price.

Questions agencies ask

How is the fee shared?

We split the owner's fee for each home we place, usually half each. The exact split is set in the written collaboration agreement before we send anyone.

Who prepares the contract?

You do, with the owner, as you normally would. We help the tenant with the documents and the language.

Do you advertise our homes?

Only if you agree, and always with the right price and details. Many partners prefer that we match tenants from your list without publishing it.

Do you charge the tenant?

No. Tenants pay no agency fee, in line with Spanish rental law. That is one of the reasons tenants come to us.
