Where to live in Benahavís
La Quinta
Golf valley above San Pedro, off the A-397 Ronda road. Complexes with pools and gyms, about 10 minutes from San Pedro's shops, schools and beach.
Los Arqueros and Puerto del Almendro
Green, gated golf estate between La Quinta and the Benahavís road. Mostly 2000s complexes with pools, plus a few newer blocks. Quiet, and you will drive for everything.
Los Flamingos and El Paraíso
Lower estates by the Flamingos and El Paraíso golf courses, close to the coast road. From most homes a supermarket, a pharmacy and the beach are under 10 minutes away.
Benahavís village
White village about 7 km up the A-7175, with about 20 restaurants and bars, a GP, a pharmacy, a public school and a nursery. Townhouses and flats. Big supermarkets are about 8 minutes down the road.

What counts as a long-term rental in Spain?
A home lease (vivienda habitual) for 12 months or more, where you live and can register as a resident. A seasonal contract (temporada) is a different thing and is only for genuinely temporary stays.
How much do I pay when I sign?
The first month of rent, a deposit of one month (the fianza) and at most two months of extra guarantee. That is never more than 4 months in total.
Do I pay an agency fee?
No. On a home lease the owner pays the agency's fees, as Spanish rental law sets out.
