Alborada Homes is a small gated complex of 45 flats in La Quinta, the golf area of Benahavís on the hills above San Pedro de Alcántara and Nueva Andalucía. The developer, Neinor Homes, gives the address as Calle Isla Madeira 16 and describes the site as next to the La Quinta golf course.
Alborada is also the name of the wider estate (urbanización) in the land registry (Catastro), which covers other complexes too, three of them built between 2020 and 2022. So "Alborada" in an ad does not always mean this complex. Check the complex name on the lease and on the Nota Simple.
Daily life is quiet and car-based. There are no shops inside. The nearest pharmacy, Farmacia Monte Halcones, is about 3 minutes by car or 1.7 km on foot, a walk of around 25 minutes and uphill on the way back. Supermarkets, schools and the beach are in San Pedro and Nueva Andalucía, 7 to 11 minutes away by car.
The sale brochure lists a pool with a sun deck, gardens planted with native species and a gym, inside a gated site. For more than that, Real de La Quinta, the resort on the hill above, opened El Lago Club in summer 2026. It has a lake of more than 35,000 m² with a sand beach, kayaks and paddle boards, a 6-hole golf course, tennis and padel, and a gym and spa with a 25 m indoor pool run by Le Max for 450 members. Ask the club about membership terms if you live outside the resort.
The homes
The homes are two-, three- and four-bedroom flats in low blocks of a ground floor and two upper floors. Ground-floor flats have terraces that the developer says can exceed 100 m². Top-floor flats have roof solariums, and some have private gardens. Kitchens are open-plan, and large windows face south.
The shared basement holds 67 parking spaces and 45 storage rooms. The developer says each flat comes with one or two parking spaces, depending on its type, and a storage room.
- Developer and builder: Neinor Homes put the complex on sale in 2017. Construcciones Serrot built it, to a design by the architects HCP.
- Two plots: Catastro splits the complex over two plots, with 36 homes in two blocks on one and 9 homes in a smaller block on the other. It dates both to 2019.
- How many buildings: Neinor's website says four low-rise buildings and the sale brochure says three. Both give 45 homes, and Neinor lists the complex as delivered.
Long-term rents
The asking rents we have seen in October 2026 for Alborada Homes: €3,050 a month for a furnished three-bedroom, two-bathroom flat of 140 m². That is a single home, so read it as a guide, not a market average. With only 45 homes, long-term ads here are rare, so when a flat fits your brief, view it quickly.
Good to know before you rent
- Building site and empty plots. OpenStreetMap marks a building site on the land just north of the complex, added in August 2026. Catastro still lists two large residential plots beside the complex, to the east and to the west, as unbuilt land. We could not confirm what is planned there. Ask the owner or the managing agent whether works are under way and which flats face them.
- Real de La Quinta is still growing. In 2023 Banyan Tree announced an Angsana hotel with 90 rooms and branded homes at the top of the resort, then planned for 2026. We have not seen an opening date.
- Holiday lets inside. At least one flat is offered by the night on holiday-rental sites. Ask the owner whether neighbouring flats are holiday lets, most of all for a summer move.
- Gym and pool. Ask whether the gym is open and equipped, and when the pool opens and closes for the season.
- Summer fire risk. The Benahavís wildfire of 13 September 2026 started near the Ermita del Rosario, about 3 km west of the complex, and burned more than 300 hectares before it was stabilised on 14 September. Reports did not name La Quinta, but hillside estates here carry a summer fire risk. Ask the managing agent about the community's fire plan.
- Parking and storage. Check how many parking spaces and which storage room are part of the lease, and that they are named in the contract.
- Who pays what. Ask whether the rent includes community fees, and how water, electricity and internet are paid.

Who it suits
Alborada Homes suits families and couples who want a small, quiet gated complex with a pool, a gym, big terraces and golf on the doorstep, and who are happy to drive. It works well for families with children at Laude San Pedro or Aloha College, both within about 11 minutes, and for golfers. It suits less well anyone who wants to walk to shops, wants a large set of shared facilities on site, or works from home and needs quiet while the land around it is built.
