Vanian Gardens is the largest scheme in Vanian, the neighbourhood AEDAS Homes has been building since 2018 on the old Torre Vigía land in Selwo, on the New Golden Mile east of Estepona. It sits between Selwo Aventura and the A-7. Ads list it under Selwo, and the street map puts it in Estepona's La Resina (Resinera-Voladilla) district.
The Atlas American School is next door, about 200 m from the middle of the complex and a walk of under 10 minutes. The private Hospiten Estepona is about 4 minutes by car. Other walks are longer: the coastal path and the beach restaurants at Los Granados Playa are about 1.7 km on foot, around 25 minutes, and the route crosses the A-7.
The developer lists the shared facilities as four outdoor pools, a children's pool, a spa with a heated indoor pool, jacuzzi, sauna and hammam, a cinema room, a youth club, a coworking area, a gym with a cardio room, a children's play area and a social club. Homes in the current phases are sold with a garage space and a storage room in the shared basement.
The phases
Vanian Gardens is being built in five phases, 296 homes in all when it is finished.
- Phases 1 to 3: 213 homes, finished. The land registry (Catastro) dates the blocks from 2020 to 2024. Phase 3, 49 homes in four blocks, came with the underground spa that serves the whole complex.
- Phase 4: 48 homes in three low-rise blocks. The developer gives the first quarter of 2027 for handover.
- Phase 5: 35 homes in three buildings. The building contract was signed in May 2025. We have not seen a handover date.
Two other AEDAS schemes nearby use the Vanian name but are separate complexes. Vanian Views has 61 homes, was handed over by mid-2025 and has its own pool, gym and social room. Vanian Park, 50 homes in four blocks, was launched in December 2025. Ads sometimes mix the names, and one local report counted Gardens and Views together as 296 homes. The developer's phase figures (213 + 48 + 35) add up to 296 for Vanian Gardens alone.
Long-term rents
The asking rents we have seen in October 2026 for Vanian Gardens: €3,000 a month for a furnished three-bedroom, two-bathroom flat on the second floor with a large terrace, given as 110 m² in the ad. That is a single home, so read it as a guide, not a market average.
We saw that same flat in more than one ad, and the ads did not agree: one gave 110 m², another 159 m² built. When one flat appears several times on the portals, ask each advertiser whether they have the owner's written instruction, ask for the Nota Simple from the land registry to confirm the size and the owner, and pay nothing until you have seen both.
Good to know before you rent
- Building works. The developer says two phases are under construction, with phase 4 due in early 2027, and Vanian Park, a further 50 homes, was launched nearby in December 2025. Expect cranes, lorries, dust and some weekday noise. Ask which blocks face the sites and when work there should end.
- School traffic. Some flats look over the Atlas American School. Check noise and traffic at drop-off and pick-up times.
- Holiday lets inside. Some flats are registered tourist lets with an Andalusian registration number and are booked by the night.
- Spa and clubs. An older holiday-let ad listed the indoor pool as "coming soon". Ask whether the spa, cinema and youth club are open now and whether tenants can use them on the same terms as owners.
- Size and layout. Ask for the floor plan as well as the Nota Simple. Some ads stage the third bedroom as a sitting room, so check that it fits a bed and a wardrobe.
- Who pays what. Ask whether the rent includes community fees, and how water, electricity and internet are paid.
Getting around
The school is on foot, but most other errands need a car. Typical drive times from the complex:
- Mercadona and Lidl at the Cancelada exit of the A-7: about 8 to 9 minutes
- Hospiten Estepona: about 4 minutes
- Hospital Costa del Sol in Marbella, the public hospital for births and A&E: about 28 minutes
- Beach and coastal path at Los Granados Playa: about 5 minutes
- Mayfair International Academy: about 11 minutes. The International School Estepona: about 13
- Estepona old town: about 15 minutes. Puerto Banús: about 17. Marbella old town: about 24. Málaga airport: about 70
Estepona's town buses stop on the A-7 service road at Selwo Aventura. At peak times the Cancelada roundabout, on the way to the big supermarkets and towards Marbella, can queue back to the A-7.
Who it suits
Vanian Gardens suits families with children at the Atlas American School, who can walk to class, and families with teenagers who will use the pools, cinema and youth club. It suits people who want a recent home with a full set of shared facilities. It suits less well anyone who works from home and needs quiet in the day before the last phases finish, or who wants to walk to shops and cafés.
