Two projects, one name
Exxacon Smart Living, a developer founded in Marbella in 2000, has used the name Isidora Living for two different projects in Estepona town. They are separate sites, not phases of one complex.
- Isidora Living: 102 flats and penthouses in two blocks of 51, on Calle Huerta Nueva, west of the town centre. Handovers began in May 2026. This is the one you can rent now.
- Isidora Living Las Mesas: 43 flats and penthouses on a plot of more than 4,000 m² in Las Mesas, a residential area on the west side of town. It was launched in January 2026 with delivery planned for 2029, and in October 2026 the developer's page still showed it at the sales stage, 70% sold.
Ads and search results often mix the two. If an ad says "Isidora Living", check the street, the number of homes and the handover date. The rest of this guide covers the finished project unless it says otherwise.
Living here
Press reports on the handover place Isidora Living in Estepona's old quarter, and the developer says it is in the town centre. The land registry (Catastro) puts the two blocks at Calle Huerta Nueva 31 and 33, between the marina and the town hall, in a district of modern apartment blocks west of the old town. On foot, the marina is about 10 minutes away, and Plaza de las Flores in the old town and the middle of Playa de La Rada are each about 15. The sale brochure says the beach and the old quarter are a 5-minute walk, which is shorter than we measured.
Daily errands work on foot. Lidl is about 7 minutes' walk, Centro de Salud Estepona Oeste, a public health centre with an urgent care point, about 6, and the town hall about 10. Town buses stop at Parque Huerta Nueva, about 3 minutes away.
The developer lists the shared facilities as an adult pool and a children's pool in tropical gardens, a gym with its own garden area, a coworking room with wifi, a barbecue area and a children's play area. Each home was sold with an underground parking space wired for an electric car charger, and some come with a storage room. Air conditioning is standard.
The homes
The homes have one, two or three bedrooms and measure from about 78 m² to 123 m², according to the developer. Kitchens open onto the living room, terraces are large, ground-floor homes have gardens and the top floor has penthouses. Catastro dates both blocks to 2026, each with a ground floor and three upper floors.
Reports on the handover in May and June 2026 say the project was fully sold, mostly to international buyers looking for a second home or an investment. In October 2026 the developer's page still showed 98% sold and invited visits to a new show penthouse.
Isidora Living Las Mesas will be different: 43 two- and three-bedroom homes, with a rooftop terrace with a heated jacuzzi and barbecue, a pool, an indoor gym, a sauna, a Turkish bath and a shared living area with a kitchen for remote work. None of it is built yet.
Long-term rents
Rents depend on the home: the number of bedrooms, the floor, the terrace or garden, the furniture and whether the parking space is included. The flats were only handed over from May 2026, so long-term ads are just starting to appear, and we do not have a sample rent we can quote yet. Good to know before you rent
- Check which Isidora Living. Confirm the address in the lease and in the Nota Simple from the land registry. Calle Huerta Nueva is the finished project. Las Mesas is not due until 2029.
- A new building. The first months in a new block bring snags and neighbours fitting out their flats. Ask whether the owner has the first-occupation licence and whether the snag list is closed.
- Second homes and holiday lets. Many owners bought as a second home or an investment. Some flats will be empty for much of the year, and some may be let to holiday guests. Ask the owner what the community allows.
- Parking and storage. Check that the garage space is named in the lease, and ask whether a storage room comes with the flat.
- Works nearby. The town hall has signed a contract for a sports complex with a heated indoor pool, 17 padel courts and two tennis courts on a plot off Avenida Puerta del Mar, less than 1 km away. Works are due to start in early 2027. Expect some building traffic first, then a public pool and courts close by.
- Who pays what. Ask whether the rent includes community fees, and how water, electricity and internet are paid.
Getting around
Most of daily life is on foot. Typical drive times from the complex:

- Hospital Costa del Sol in Marbella, for births and admissions: about 28 minutes by the AP-7 toll road

Who it suits
Isidora Living suits people who want a new flat in town and want to walk to the shops, the health centre, the marina and the beach. It suits couples and small families who would rather not drive every day, and people who work from home and want a coworking room downstairs. It suits less well families who need an international school close by, or anyone who wants a settled building with long-term neighbours from day one.
