The range starts from the latest published asking rents per square metre in each area, taken from idealista's monthly rental price report, which leaves out seasonal lets, and checked against fotocasa's price index. We adjust that figure for the size of the home, its type and extras such as furniture, a communal pool, sea views and a recent build, since bigger homes ask less per square metre and extras ask more. These are asking rents for long-term lets, so the rent finally agreed with a tenant can be a little lower. A short valuation visit lets us check condition, views and the exact location, and gives you a firmer figure.
