Le Mirage is a gated complex on the edge of Cancelada, a village on Estepona's New Golden Mile between Estepona and Marbella. Rental ads give its address as Calle Padre Luis García Cerezo, and sale material for the third phase gives Camino Lomas de Retamar, in an area that ads call Santa Vista. The developer, Metrovacesa, built it as one of up to five complexes it promoted as "the heart of Cancelada". Its other schemes nearby include Oceana Views, Oceana Gardens and Symphony Suites.
Unlike most complexes on this coast, Le Mirage has a real village next door. Cancelada's centre, with tapas bars, a bakery, the parish church and Plaza de la Juventud, is about 800 m away, a walk of around 11 minutes. The public primary school, CEIP Ramón Lago, is about 8 minutes on foot, and the public GP, Consultorio Cancelada, about 11. The beach at Guadalmansa is about 2 km away, around 30 minutes on foot or 6 minutes by car.
Ads for flats here list a large communal pool, a gym and an underground car park. One holiday ad said the gym would open in summer 2023, so it is a recent addition.
The homes and the three phases
Le Mirage is a set of low blocks of two- to four-bedroom flats, with ground-floor homes that have gardens and penthouses with roof terraces. It was built in phases, and that is where ads get confusing.
- The first phases: sale ads give 2019 as the year the original Le Mirage blocks were finished. We found no published number of homes for the phases before phase III, so we cannot give a reliable total for the whole complex.
- Phase III: 66 flats and penthouses with two, three and four bedrooms. A 2019 press report says work stopped in the summer of 2019, after the builder filed for insolvency, and that Metrovacesa ended its contract with the firm. The planned handover in the first half of 2020 slipped. A new-build directory gives August 2021 as the finish date, and one holiday ad describes its penthouse as new in 2022.
If you are offered a flat in "Le Mirage III" or "Les Mirage III", it is in the third phase. Ask which pool, gym and gardens the flat's community can use, since each phase may have its own community and rules.
Sale material says Le Mirage owners can use the Santa Vista club, a club house shared by several complexes in Cancelada. Ads for homes in those complexes describe an indoor pool, a sauna, a gym and social areas. We have not seen the club's own rules, so ask whether tenants can use it and on what terms.
Long-term rents
The asking rents we have seen in October 2026 for Le Mirage: €2,600 a month for a furnished three-bedroom flat, given as 110 m² in the ad. That is a single home, so read it as a guide, not a market average.
Good to know before you rent
- Building works next door. Metrovacesa is building Symphony Suites phase 2, 41 homes on plot R1 of the same Cancelada sector, a couple of hundred metres south of the middle of Le Mirage. Its page shows the works under way, and phase 1, another 41 homes, has finished construction. Expect lorries, dust and some weekday noise. Ask which blocks face the site.
- Holiday lets inside. Several flats are let by the night on holiday-let websites. A family on a long lease may have holiday guests next door, most of all in summer.
- Club house access. Ask whether the Santa Vista club is open to tenants, whether there is a fee and what the opening hours are.
- Which phase. Ads mix up the phase names. Ask for the Nota Simple from the land registry to confirm the phase, the size and the owner.
- Roundabout queues. Le Mirage is close to the Cancelada roundabout, the main way to the big supermarkets and towards Marbella. At peak times it can queue back to the A-7, and residents filed a complaint about it with the town hall in September 2026.
- Who pays what. Ask whether the rent includes community fees, and how water, electricity and internet are paid.
Getting around
The village is on foot, but most other errands need a car. Typical drive times from the complex:
- Mercadona and Lidl at the Cancelada exit of the A-7: about 4 minutes
- Hospiten Estepona, a private hospital with 24-hour adult and children's emergencies: about 6 minutes
- Hospital Costa del Sol in Marbella, the public hospital for births and A&E: about 24 minutes
- Atlas American School: about 7 minutes. Mayfair International Academy: about 8. The International School Estepona: about 10
- Playa del Saladillo and Playa de Guadalmansa: about 5 to 6 minutes

Who it suits
Le Mirage suits families who want a modern complex with a pool and a gym but also a village close by, with a public primary school and a GP on foot. It suits people who often drive towards Marbella, since Puerto Banús is about 13 minutes away and the public hospital about 24. It suits families with children at the British schools to the east, which are 8 to 10 minutes by car. It suits less well anyone who works from home and needs quiet in the day while the homes next door are built, or anyone who does not want holiday guests in the building.
