Living here

Mirador de Estepona Hills is a gated estate of about 30 hectares on the slope above Estepona town, just north of the A-7 and off the Carretera de Genalguacil, with Sierra Bermeja behind it and views over the town to the sea. Ads often list it under Altos de Estepona. The developer describes it as a private community with 24-hour security and a concierge service.

Unlike the complexes out at Selwo, the town is close. Mercadona on Avenida Andalucía is about 3 minutes by car or 15 minutes on foot, and so is the public primary school, CEIP María Espinosa. The old town is about 25 minutes' walk downhill and the main beach, Playa de La Rada, about 6 minutes by car. The walk back up is steep, so in practice you will drive most days.

The developer lists infinity pools with about 1,000 m² of water, a sports club with a 1,000 m² indoor gym, five padel courts and classes such as Pilates, yoga, boxing, crossfit and spinning, a restaurant beside the main pool, a beauty salon, a small commercial area at the main entrance and charging points for electric cars and bikes. News reports on the 2026 land sale also mention the estate's pools, restaurant, gym and padel club.

The homes and the phases

Sale material describes flats of two to four bedrooms, including ground floors with gardens and penthouses. The estate has grown in stages, and the builder's notices number the phases in different ways, which is why ads disagree about "phase 2" and "phase 3".

  • First phase: 154 homes, built by SANJOSE. The land registry (Catastro) dates them to 2018.
  • Second phase: 82 homes in nine blocks, contracted in 2020 and dated 2021 by Catastro. The first two phases together make 236 homes in 38 blocks.
  • Third phase: about 78 more homes in two parts, 42 homes contracted in February 2023 and 36 in October 2024, each in six buildings. The developer's site calls this phase Vista Hermosa. We have not confirmed whether all of it is finished.
  • Last plot (R2): in July 2026 Taylor Wimpey España bought the last residential plot for 168 homes in two developments of 84, with new pools and a pool bar. Works are due to start in the first quarter of 2027 and run in four phases.

That makes about 314 homes built or under way, and about 480 once plot R2 is built.

Long-term rents

The asking rents we have seen in October 2026 for Mirador de Estepona Hills: €2,900 a month for a furnished two-bedroom, two-bathroom flat on a second floor with a lift, facing south, 120 m² built, with a garage space and a storage room. That is a single home, so read it as a guide, not a market average.

Good to know before you rent

  • Holiday lets are part of the estate. The complex's own website promotes an aparthotel that lets flats inside the estate, and sale ads say the community permits short-term holiday rentals. A family on a long lease may have holiday guests on the same landing, most of all in summer. Ask the owner which neighbouring flats are holiday lets.
  • Building works from 2027. Plot R2 is inside the estate, and the new homes will be built in four phases from early 2027. Ask how close your block is to the plot and to any part of the third phase that is still being finished.
  • Sports club access. Ask whether the gym, classes and padel courts are included in the community fees or paid separately, and whether tenants can join.
  • Hills and the car. Shops and schools are close, but the climb home is steep. Check parking for a second car and whether the garage space is part of the lease.
  • Motorway junction. The A-7 slip road at Avenida Juan Carlos I, used to reach the motorway from the hills, often queues. The town hall has proposed a new junction at La Lobilla, next to the estate, but there are no dates.
  • Summer fire risk. Hillside homes on this coast carry some fire risk in summer. Ask the managing agent about the community's fire plan.
  • Who pays what. Ask whether the rent includes community fees, and how water, electricity and internet are paid.

Typical drive times from the estate:

  • Mercadona on Avenida Andalucía and Farmacia Suárez Corchete: about 3 minutes
  • Centro de Salud La Lobilla, the public GP: about 4 minutes
  • CEIP María Espinosa (public primary): about 3 minutes, or 15 on foot. IES Mar de Alborán (public secondary): about 4 minutes, or 17 on foot
  • Atlas American School: about 12 minutes. The International School Estepona: about 19
  • Playa de La Rada: about 6 minutes. Estepona old town: about 8
  • Hospital de Alta Resolución de Estepona, with an emergency department but no maternity: about 12 minutes
  • Hospital Costa del Sol in Marbella, for births and admissions: about 31 minutes by the AP-7 toll road
  • Puerto Banús: about 23 minutes. Gibraltar: about 46. Málaga airport: about 70

Who it suits

Mirador de Estepona Hills suits families who want a modern estate with pools, a gym and padel, and who want town schools, shops and the beach a few minutes away. It suits people who value views and a quiet hillside, and children who will use the public schools in town. It suits less well anyone who does not want holiday guests nearby, anyone working from home who needs quiet during the works from 2027, or anyone without a car.
