Estepona is the calmer and slightly cheaper choice. Marbella is the better base if you want the public hospital close, fly often or want the widest choice of international schools. For most families, the home and the school run matter more than the town name. The two towns sit about half an hour apart on the western Costa del Sol. Every figure below has a source and was checked on 9 October 2026.

Rent: what a family home costs in each town
Is Estepona cheaper than Marbella?
Yes, on average, but the gap is smaller than many people expect. In September 2026 idealista put Estepona at €21.1 per m² a month and Marbella at €23.6 (Estepona, Marbella). That is about 11% less in Estepona. Both towns are at or near their highest level on record.
Area matters more than town. Some parts of Marbella cost less than parts of Estepona.

What does a 2 or 3-bedroom home cost?
idealista publishes rent per m², not per bedroom. As a rough guide, we multiplied each town average by two example sizes:

Size and feel: small town or small city?
Marbella has twice as many residents: 159,786 against 79,621 on 1 January 2025 (INE). It works like a small city spread along the coast. It has several centres: the old town, the Golden Mile, Puerto Banús, Nueva Andalucía and San Pedro de Alcántara.

International schools in Estepona and Marbella
Marbella has the wider choice of international schools. Both towns have free public schools that teach in Spanish.
In Estepona:
- Atlas American School of Málaga, Selwo Hills: American curriculum, IB Diploma and AP, ages 3 to 18. Listed fees for 2026/27 are €9,050 to €16,850 a year.
- The International School Estepona, El Paraíso: British curriculum, ages 2 to 12.

In Marbella and San Pedro:
- Aloha College, Nueva Andalucía: IGCSE, A-Levels and IB Diploma, about ages 3 to 18.
- Laude San Pedro International College, San Pedro: British and Spanish curricula, ages 2.5 to 18.
- Calpe School, San Pedro: British curriculum, ages 2 to 11.
Families on the east side of Estepona often drive to schools in San Pedro. Families in eastern Marbella rarely drive to Estepona.
Hospitals and health care
Which town is closer to a hospital?
Marbella. The main public hospital for both towns is the Hospital Universitario Costa del Sol, on the A-7 at km 187 in Marbella. It is about 9 minutes from Marbella old town and about 29 minutes from Estepona old town without traffic. In March 2026 it opened an extension of more than €100 million, with 16 operating theatres in the new block (Redacción Médica).
Estepona has a public Hospital de Alta Resolución (HAR) with emergency care and outpatient clinics. Births and admissions go to Hospital Costa del Sol. Check the HAR's current services before you rely on it.
For private care, Hospiten Estepona runs a 24-hour emergency department with a separate children's area. In May 2026 it grew from 7 to 13 emergency bays and to 59 beds. Marbella has several private hospitals of its own.
Good to know: If you are expecting a baby or a child has a long-term condition, map the drive to Hospital Costa del Sol from the exact home before you sign.
Drive times to the airport, hospital and Gibraltar
All times are by car, town centre to destination, with no traffic. We calculated them with OSRM on OpenStreetMap data, so add time at rush hour and in summer:

Estepona is closer to Gibraltar, Sotogrande and Cádiz province. Marbella is closer to Málaga and its airport. Since 15 July 2026 there are no routine checks at the Gibraltar land border, and passport checks happen at Gibraltar's airport and port (Al Jazeera).
Beaches: Blue Flags and promenades
Both towns have long seafront promenades and coastal paths. Marbella had eight Blue Flag beaches in 2026: Cabopino, El Cable, El Faro, La Fontanilla, Nagüeles-Casablanca, Los Monteros (Adelfas), Guadalmina in San Pedro, and Venus-Bajadilla. Estepona had none (ADEAC). A Blue Flag rates services and water quality on the day of assessment. Many unflagged beaches are still clean and pleasant.
Nightlife and noise
Marbella has far more nightlife. Puerto Banús, the Golden Mile and the old town keep bars and clubs open late, above all in summer. That suits teenagers and parents who go out. It can mean noise if you rent near the port or a beach club.
Estepona is quieter at night. The old town and the port have bars and restaurants, but the late scene is small. In both towns, ask about summer noise before you sign, and visit the street on a Friday night.
Do you need a car?
Yes, in most of both towns. Neither has a train. Avanza buses link Málaga airport with the Marbella bus station and with Estepona (Aena).
Marbella old town and central San Pedro are easier to live in without a car, because shops, schools and services are close. In Estepona, the old town works on foot. Most complexes outside it, in Selwo, the hills and the west, need a car for school runs and shopping.
Is Estepona safer than Marbella?
On recorded crime per resident, yes. The Interior Ministry's Balance de Criminalidad counts offences recorded by the police in each town (Ministerio del Interior, 2025). We divided each 2025 figure by the INE population on 1 January 2025 (INE):

Marbella's rate is higher, mostly because of thefts. Both towns welcome many visitors who are not counted as residents, so the rate per resident looks worse on paper. Burglaries of homes are close in both. Estepona's total rose faster in 2025.
New building and construction
Both towns are growing. In Estepona, building sites are common in the growth areas east and west of town and in the hills. Taylor Wimpey plans 168 more homes at Mirador de Estepona Hills, with works due to start in early 2027 (Iberian Property).
In Marbella, the town hall approved a new general urban plan (PGOM) in September 2026. It replaces the plan in force since 1986. It sets about 53 million m² of urban land, against about 40 million before, and reserves 20% of buildable space in urban projects for affordable housing (Brainsre). For renters, new building brings modern homes with pools and gyms, and also dust, noise and traffic nearby. Ask what is planned next to the complex.
Estepona or Marbella: which should you choose?
Choose Estepona if you:
- Want a calmer town and quieter evenings.
- Want a newer complex with a pool and gym for a little less per m².
- Have children at Atlas American School or a school on the New Golden Mile.
- Travel often to Gibraltar or Sotogrande.
Choose Marbella if you:
- Want the public hospital within about 10 minutes.
- Fly often and want the shorter drive to Málaga airport.
- Want the widest choice of international schools, including secondary to 18.
- Have teenagers who want more to do, or want city life and nightlife close by.
Either works if you:
- Live between the two, in San Pedro or on the New Golden Mile, and drive both ways.
- Choose on the home and the school run rather than the town name.
